Project Overview:

The new building, reconstructed on the original site, houses administrative offices and is part of the urban regeneration process begun with the redevelopment of Gewiss Stadium. It takes up the narrow, elongated outline of the former warehouse and redefines the edge towards the new square.

Historically enclosed, the industrial area now opens up to the city: the project preserves its boundary role but introduces a dialogue with public space thanks to the building being set back and the creation of a small urban space. The volume is compact and essential, without eaves, a contemporary reinterpretation of the “factory”. The dynamic outer skin, inspired by steel wires, creates plays of light that evoke the site’s productive identity.

Developed over two levels (2 units of 500 sq m), it is built using prefabrication to reduce the construction time to eight months. Steel frame structure and roof in prefabricated cassettes, used for the first time in Italy. The façade alternates panels in textured white concrete and bronzed frames. Smooth and embossed surfaces react to light, while corrugated sheet metal compensates for the level differences.

The full-height glazed entrance, protected by expanded metal sheet, takes on the character of a portal. The interiors, with structure and services left exposed, maintain an essential industrial aesthetic. The contrast between white and dark tones is interrupted by the green staircase. All metal elements are painted with an SB-08 finish with a pearlescent brass effect, which changes with the light, creating constantly shifting surfaces.
